PLANNING BEFORE CONSTRUCTION

MIRC helps owners make informed decisions through early budgeting, constructability review, scheduling and procurement planning before construction begins.

Preconstruction Planning That Supports Better Decisions

Successful construction begins with a clear understanding of scope, cost, schedule, phasing and risk. MIRC works with owners and design teams during early planning and throughout design to evaluate how project decisions will affect construction.

Whether the project will be delivered through general contracting, construction management or design-build, our team provides practical cost and constructability guidance to help align the project with the owner’s priorities before work moves into the field.

From Concept Through Procurement

Preconstruction is an ongoing process—not a single estimate. As the documents advance, MIRC updates costs, reviews scope, evaluates sequencing and helps prepare the project for a competitive and coordinated start.

  • Early budgets and conceptual cost planning

  • Estimate updates at design milestones

  • Constructability and coordination reviews

  • Value analysis and scope alignment

  • Preliminary scheduling and phasing

  • Bid packaging and subcontractor outreach

  • Long-lead material and procurement planning

Cost Planning Through Every Design Phase

Reliable cost information must develop along with the design. MIRC begins with conceptual budgets based on the available scope, program requirements, existing conditions and current market information, then refines the estimate as drawings and specifications advance.

At each design milestone, our team reviews quantities, trade scope, allowances, escalation, alternates and potential cost pressures. Subcontractor and supplier input may also be incorporated where it improves pricing accuracy or identifies procurement concerns.

This continuous review gives owners and design teams time to compare options, make informed decisions and keep the project aligned with the available budget before bidding and construction.

Constructability Before Construction

Design documents must ultimately translate into a project that can be built safely, efficiently and within the available budget. MIRC reviews drawings and specifications from a contractor’s perspective, evaluating access, sequencing, site logistics, material selections, existing conditions and coordination between trades.

Potential conflicts, incomplete scope and difficult details are identified while the design team still has time to respond. Resolving issues early helps improve bid clarity, reduce avoidable changes and create a more coordinated transition from design into construction.

Project Experience Informing Preconstruction

MIRC’s preconstruction approach is informed by experience delivering complex projects in active healthcare, education, government, commercial and institutional environments. That field perspective helps our team evaluate cost, constructability, sequencing, logistics and procurement with the realities of construction in mind.
